Rent Arrears

Thousands of tenants are in arrears with a growing number adding to the total each month. Almost 95,000 tenants were at least two months behind with their rent in the quarter up to the 31 March; an increase of 20% compared with 12 months ago.

Landlords are also putting more possession cases before the Court with the numbers of eviction orders granted up 9% this year. As more tenants struggle with their rent, we predict the number of serious arrears will have increased even more by the end of June.

A number of tenants are facing severe financial difficulties and are being pushed deeper and deeper into arrears by a combination of rising living costs, high rents and weak labour market.  Some of them are now substantially behind with their rent. The situation has a knock on effect for Landlords, who often cannot meet their mortgage commitments and sometimes mortgage lenders appoint rent receivers.

You clearly need to keep an eye on the arrears, to issue Notices and possession proceedings as quickly as possible.
